Castelli Group gathered a syndicate of investors to purchase the site at 1160 Hay Street, with development approval for a three-level multi-tenant office building, including basement car parking with 12 secure undercover car bays. During the planning phase of this project, Castelli reworked the design, removing an entire office floor from the plans, in order to achieve the same net lettable area of office space but with one less floor plate. Once the design was Council approved, a builders tender was run and awarded to Gavin Construction.

When Gavin Construction went into administration during the project, Castelli Projects stepped in to re-engage the on-site activities within 3 weeks. While working to a tight deadline and negotiating with administrators, Castelli successfully completed the project within budget. Castelli Commercial ran the leasing and marketing campaign, securing a top floor tenant prior to completion, and continue to manage the leased building.
